PAT Testing, in plain terms.
What it is
Inspection and electrical testing of portable and moveable appliances, with each item labelled and recorded on an asset register.
Who it is for
Landlords of furnished lets and HMOs, offices, salons, gyms, cafes, workshops, and anyone with an insurer asking.
When you need it
Annually for most commercial settings, at change of tenancy for furnished lets, and whenever an insurer or licensing authority asks.
Why it matters who does it
PAT is often sold as a box-tick. Done properly it is mostly visual inspection, which is where the real faults are found.
Start to finish.
Fixed price or day rate, whichever suits the job, agreed with you up front.
- Walk round and list the assets.
- Visual inspection first, then earth continuity and insulation testing.
- Label each item with a pass and a next-due date.
- Certificate and asset register the same day.
The specifics, for anyone who wants them.
It is mostly looking, not testing
The majority of genuine faults are found by visual inspection: damaged flex at the strain relief, cracked plugs, wrong fuse rating, taped repairs. A tester that says pass on an appliance with a frayed cable has told you nothing.
There is no legal interval
No law says annually. The Electricity at Work Regulations require equipment to be maintained to prevent danger, and the interval should follow a risk assessment. A building site tool needs testing far more often than an office lamp. Anyone quoting a legal annual requirement is guessing.
What we do with failures
Fails are labelled, recorded, and separated so they cannot be plugged back in. Where it is a fuse or a plug top, we fix it there and then. Where it is the appliance itself, it needs replacing.
Straight answers.
How much per item?
From £60 for a visit, with a per-item rate that falls with volume. Ask for a number based on your actual item count.
Do I legally have to PAT test?
You have a legal duty to maintain equipment so it is safe. PAT is the usual way of evidencing that, not a law in itself.
Do fixed appliances count?
Anything with a plug. Hardwired items are covered by the EICR instead.
