Landlord Electrical Certificates, in plain terms.
What it is
A satisfactory EICR plus certification for any remedial work, issued in the format letting agents and councils expect.
Who it is for
Private landlords, portfolio landlords and letting agents managing property in Cheshire East.
When you need it
Before a new tenancy starts, and at least every five years thereafter.
Why it matters who does it
The regulations put the duty on you, not on your electrician. A report that is late, incomplete or from someone unqualified does not discharge it.
Start to finish.
Fixed price or day rate, whichever suits the job, agreed with you up front.
- Tell us the property and how many bedrooms.
- We arrange access with the tenant directly if that is easier.
- Inspection, test and report the next working day.
- Remedials quoted separately, and certified once done.
What landlord certificates looks like in Crewe.
Crewe has one of the larger private rented sectors in Cheshire East, and Cheshire East does enforce. If you hold several properties here, the practical advice is to stagger the inspection dates deliberately. Landlords who bought a portfolio together often find every certificate expiring in the same month, five years later, which is an expensive fortnight and a scheduling problem for tenants.
Local housing: Victorian and Edwardian railway terraces through the centre and west, large post-war council-built estates, and newer developments out towards Leighton and Wistaston.
The terraced stock around the railway works is where we find the most rewiring work: rubber-insulated cable, no earth at the lighting points, and boards that were already old in the eighties.
The specifics, for anyone who wants them.
What the regulations actually say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require inspection at least every five years, a copy of the report to the tenant within 28 days, a copy to the local authority within seven days of request, and remedial work within 28 days.
Portfolio landlords
If you hold several properties we will schedule them together and stagger the renewals, so you are not facing every certificate expiring in the same month.
Change of tenancy
A valid report carries over between tenancies. You do not need a fresh EICR every time someone moves out, only a copy given to the incoming tenant before they occupy.
Straight answers.
How much is a landlord certificate?
From £180 for a standard three-bedroom property. Larger properties and HMOs are quoted individually.
What if the property fails?
You get a priced list of what needs doing. Fix it within 28 days and the report becomes satisfactory.
Do I need a gas certificate too?
Yes, and it is a different trade. We only cover the electrical side.
