EICR / Electrical Safety Inspection · from £180

EICR testing in Crewe. Independent, NICEIC certified, reports issued next day.

An EICR is the formal health check of a property's fixed wiring. We test every circuit, grade what we find, and give you a report your letting agent or insurer will actually accept.

EICR / Electrical Safety Inspection, in plain terms.

Electrician carrying out an EICR on a domestic consumer unit

What it is

A full inspection and test of the fixed electrical installation: consumer unit, circuits, sockets, switches, bonding and earthing. Findings are graded and written up as a formal report.

Who it is for

Landlords, letting agents, homeowners buying or selling, and any business that needs to show its wiring is safe.

When you need it

Every five years for rented property in England and at every change of tenancy. Every ten years for owner-occupied homes, or sooner if you are buying.

Why it matters who does it

An unsatisfactory or badly written EICR can invalidate buildings insurance and leave a landlord non-compliant. The test needs a 2391 qualified inspector, not a general sparky with a socket tester.

How we run it

Start to finish.

Fixed price or day rate, whichever suits the job, agreed with you up front.

  1. Book a slot that suits the property and the tenants.
  2. Full inspection and test, typically two to four hours for a three-bed.
  3. Every circuit graded, defects photographed.
  4. Report issued the next working day, with a separate quote for any remedial work.
Crewe specifically

What EICR looks like in Crewe.

Most of the EICRs we do in Crewe are on the terraced rental stock west of the station. The pattern is consistent enough to predict: an eighties board with no RCD protection, a lighting circuit with no protective conductor, and a kitchen that has been extended onto a ring final that was never designed for it. None of that is unusual and none of it is a disaster, but it does mean a landlord should budget for remedials rather than assume a clean pass.

Local housing: Victorian and Edwardian railway terraces through the centre and west, large post-war council-built estates, and newer developments out towards Leighton and Wistaston.

The terraced stock around the railway works is where we find the most rewiring work: rubber-insulated cable, no earth at the lighting points, and boards that were already old in the eighties.

The detail

The specifics, for anyone who wants them.

What actually gets tested

Insulation resistance between live conductors and earth, continuity of protective conductors, polarity, earth fault loop impedance, and RCD trip times at both half and full rated current. Every circuit, recorded individually on the schedule of test results.

Understanding the grades

C1 means danger is present and needs immediate action, for example exposed live parts. C2 means potentially dangerous and needs remedial work. C3 is an improvement recommendation and does not by itself fail the report. FI means further investigation is required. A C1 or C2 anywhere makes the report unsatisfactory.

Landlord requirements in England

The Electrical Safety Standards in the Private Rented Sector regulations require a satisfactory report, a copy given to tenants within 28 days, and remedial work completed within 28 days of the report. Local authorities can fine up to £30,000 for non-compliance.

If it comes back unsatisfactory

You get a priced quote for the remedial work and you are free to take it elsewhere. Once the work is done we issue the certification that upgrades the report to satisfactory. No pressure and no bundling.

Straight answers.

How long does an EICR take?

Two to four hours for a typical three-bedroom house. Larger properties and commercial units take longer and we will tell you before we book.

Do you need access to every room?

Yes. Every accessible socket, switch and light needs testing, so the tenant needs to be in or you need to arrange access.

Will the power be off?

Circuits are switched off one at a time while they are tested. Expect the supply to be interrupted for short periods rather than the whole visit.

Is an EICR the same as a landlord certificate?

In practice yes. What letting agents call a landlord electrical certificate is an EICR with a satisfactory outcome.
